The GTA's Industrial Corridors: Where Freight Actually Moves

Ask where Toronto’s freight moves and most people picture downtown. The truth is almost the opposite: the GTA’s industrial economy lives at its edges, in a set of distinct corridors strung along the 400-series highways. Knowing these corridors — where they are, what operates in them, and how trucks reach them — is the difference between understanding the region’s freight map and just knowing its city names.

Why the corridors exist at all

Industrial land follows truck access. Manufacturers and distributors need big, inexpensive parcels next to highways, so every wave of GTA industrial development has clustered along whichever 400-series route was newest at the time. The result is a ring of employment lands around the city core, each with its own character, its own highway dependencies and its own rush-hour behaviour. Downtown, by contrast, holds offices, institutions and retail — destinations for smaller deliveries, but not where skids originate.

Each corridor also carries its own delivery rhythms — appointment docks in the newest parks, tighter sites and thinner receiving in the oldest — which is why the district matters as much as the distance when a run is planned.

For shippers the corollary is simple: most GTA freight never touches the city centre. It moves edge to edge, corridor to corridor, along the highways — which is why a same-day direct run across the region is usually a highway trip between two industrial parks.

The Pearson airport belt: the region’s freight heart

The largest single concentration sits around Toronto Pearson International Airport, spanning northeast Mississauga, southern Brampton and the Rexdale district of north Etobicoke. Canada’s busiest airport anchors one of the country’s largest employment zones — freight forwarders, customs brokers, third-party logistics warehouses, distributors and manufacturers packed into the grid between Highways 401, 427, 409 and 407.

The 401 west corridor: Mississauga to Milton

Follow the 401 west from the airport belt and the industrial land barely breaks: Mississauga’s Meadowvale and Streetsville-area business parks give way to the newer logistics parks of Milton along James Snow Parkway and Highway 25. This corridor is where the GTA’s biggest-footprint buildings have gone up over the past two decades — regional distribution centres serving the whole province from the widest highway in the country.

The 407/400 belt: Vaughan and Brampton

Across the top of the region, Vaughan’s employment lands cluster around the Highway 400 and 407 interchange and along Highway 7 — Concord, Woodbridge and the districts around one of Canada’s largest rail yards, which anchors intermodal freight for the region. Brampton continues the belt westward along the 410 and Steeles Avenue with a deep mix of distribution and manufacturing.

This corridor’s freight rhythm is shaped by the rail connection: containers grounded at the yard feed local warehouses, which then ship regionally by truck. It is also the natural path for freight heading north — Highway 400 runs straight from Vaughan to Barrie.

The 404 corridor: Markham and the northeast

Markham’s business parks along Highway 404 and Steeles hold the GTA’s technology and electronics manufacturing cluster, alongside pharmaceutical distribution and light industry stretching into Richmond Hill. Freight here skews smaller and more frequent than the 401 corridors — cartons, cases and single skids rather than full trailer positions — which suits cargo vans and box trucks doing multi-stop work more than semis. The 401 east: Scarborough

The 401 crosses Scarborough through the eastern GTA’s main industrial belt: the historic Golden Mile along Eglinton, and the newer districts of Milliken and Tapscott near the Markham border. Older building stock and tighter sites make local knowledge count here — some docks predate modern trailer dimensions, and tailgate delivery fills the gap where receiving infrastructure is thin. Where downtown fits in

Downtown Toronto is a freight destination rather than a freight generator. Offices, institutions, clinics and retail receive constantly — cartons, cases, equipment, the occasional skid grounded by tailgate at a loading bay — but almost nothing palletized originates in the core. For carriers this makes downtown a delivery zone layered on top of the corridor map: vehicles load in the corridors and finish downtown, not the reverse.

A downtown stop is often allowed more time than its distance suggests, because the last two kilometres — core congestion, loading-bay queues, building security and freight elevators — can take longer than the ten highway kilometres before them.
